The large lounge area with bay window has slow combustion wood fire heating, air conditioning and a ceiling fan (all great). A huge separate dining room (now family room) leads to the kitchen, which has an electric (gas) stove as well as a wood fuel stove with back up hot water heating. (The wood fuel stove is an interesting quirk which takes up so much room there is no space for the fridge in the kitchen!) Off the kitchen (not exactly as it is an enclosed kitchen) is a family room (now the dining room) overlooking the yard . The 3 bedrooms are all a good size, easily fitting larger beds (yes). The retro bathroom is in great condition and has separate bath and shower (I like retro but am not sure about a green bath and toilet with blue tiled walls). High (much lower than at Burnbrae but late 1950s high) ornate ceilings (not too ornate, quite plain really and I like them that way) and carpets are throughout the home (well it was goodbye carpet in a jiffy and we now have nice polished floors).

Underneath the home is the laundry with the original copper (Well who would want that!  And cement tubs too of course), and a separate cellar for storage. (This whole laundry/storage area will eventually become hubby's man cave) Across from the laundry is an extra outside toilet (which sticks out like an old back yard dunny, not sure yet how to integrate it better). Located on the huge double block is a brick garage (its great with windows overlooking lovely district views) with power (yes but the old switches freak me out a bit, rewiring required) and water (no but there is tank outside) and additional carport (very useful as the garage is hubby's workshop not a garage). There are loads of extras outside including a brick BBQ (a gas BBQ is much easier), a brick shed (which I think was the original dunny and is now functioning nicely as a garden shed) , under water tank storage (well that is actually the old septic system, but none to worry there are three water tanks), fruit trees (almond, apple, pear x 2, peach x 2, plum x 2, orange x 2, mandarin, lemon, walnut x 3, cherry) chicken coop (very palatial for a chook house which I am going to convert into a she-shed), and vegetable garden (the neighbours tell us the whole yard was a huge vege patch once but now there is just the good soil and flower beds remaining). An added bonus are the spectacular elevated views in every direction from around the property (yes, though I have to trim the citrus trees on day to make more of them).

Positioned in a quiet cul de sac (it sure is quiet, just the sound of lawn mowers, birds and an occasional dog bark), only with an inspection can you truly appreciate what this property has to offer. (That we appreciate it goes without saying -  the right amount of space, loads of character and a lovely setting)
